Com uma queda de 27% no estoque de imóveis para alugar, RJ culpa Airbnb

Nos últimos dois anos, a Zona Sul do Rio registrou uma queda de 27,5% na oferta de imóveis para locação, impactando principalmente apartamentos menores em bairros como Copacabana. Um dos principais fatores para essa redução é o crescimento dos aluguéis por temporada em plataformas como o Airbnb, que oferecem maior rentabilidade para os proprietários. Com a alta demanda, o preço do aluguel tradicional disparou, chegando a quase 50% de aumento em Copacabana. Enquanto isso, a Barra da Tijuca se manteve mais estável, já que concentra novos lançamentos imobiliários.

Diante desse cenário, o debate sobre a regulamentação dos aluguéis de curta temporada tem ganhado força. A proposta em tramitação prevê a cobrança de ISS dos anfitriões e novas exigências para quem aluga seus imóveis por aplicativos. De um lado, o setor hoteleiro defende regras mais rígidas para equilibrar a concorrência, enquanto o Airbnb argumenta que a regulamentação excessiva pode prejudicar pequenos proprietários e não resolver a crise habitacional. Com a audiência pública lotada e opiniões divididas, a decisão sobre o futuro dessa modalidade de locação no Rio ainda está em aberto.
